Position: Mechanical Building Services Maintenance Engineer

Salary: £32,000 to £36,000 per year

Main Duties and Responsibilities

Working with the on site maintenance team and other service providers, he or she will be required to carry out mechanical maintenance to ensure that equipment operates in its design specifications and safety standards, as well as additional electrical and fabric maintenance to the following:

Electrical - Small installation, Fault-finding, Lamping, Changing ballast's, etc (having first completed the companies LV competency training and tests).Pumps, Motors - Replacing mechanical seals, greasing bearings and testing as required.Air Conditioning - Air Handling Units & Fan Coil Unit servicing, Filter changes, cleaning.Water Treatment - Temperature checks / Low use outlet flushing (having completed the companies L8 competency training and tests).Plumbing - Unblocking toilets, clearing sewage pipework and cleaning interceptors.
BMS System - Monitor alarms and make various changes as required to ensure operational and environmental efficiencies (i.e. Hot & Colds).Lighting Controls - Monitor and make adjustments to Prologik lighting controlsFire Alarm - conduct and record weekly fire alarms tests.
Sprinkler System - conduct and record weekly sprinkler system tests.
Various fabric tasks including re-hanging doors, replacing door locks, installing stair treads, re-fixing hand rails, etc.

Skills and hours of work

Qualification, Experience and Personal Requirements:

C&G or NVQ Level 3 or equivalent in Mechanical EngineeringMechanical maintenance engineer experience in a similar role such as Commercial Building Services Maintenance is preferable but not essential.L8 Qualified - desirableApprentice trained - desirableElectrical competency - desirableAppropriate knowledge of Health and Safety requirementsGood communication skills and presentableGood time management and able to work unsupervised

Hours of Work and Requirements:

Shift Hours; 07:00-16:00 and 10:00-19:00, weekly rotation (40 hours per week)Call Out; 24 Hour emergency cover requirement on a weekly shift rota (every 3 weeks)Overtime; expectation to attend to out of hours tasks such as annual electrical shutdown, annual cause and effect testing, 6 monthly FCU servicing, etc.
