Specialist Expertise

Our in-house engineers offer technical insight to help optimise building performance and support both day-to-day operations and longer-term asset strategy. This includes detailed environmental and HVAC system design reviews to verify performance, confirm system suitability, and ensure that plant selection aligns with the building’s usage and operational profile. We develop targeted noise and vibration mitigation strategies and undertake comprehensive flow validation and performance diagnostics across all major HVAC plant, including AHUs, FCUs, heat exchangers, boilers, and chillers.

On the electrical side, our team delivers a full complement of technical services, including lifecycle assessments, control system strategy evaluations, and specialist analysis of EICR and fixed-wire testing outcomes. We conduct detailed assessments of critical systems such as STS and ATS units, UPS installations, rising busbars, and comms cooling infrastructure. Our engineers produce and amend schematic designs using AutoCAD, undertake circuit breaker and power quality investigations with Fluke PQA equipment, and support clients with structured shutdown planning, critical spares strategies, and the optimisation or replacement of energy metering systems.

Condition-Based Maintenance & Asset Diagnostics

We use advanced diagnostic technologies to support predictive and condition-based maintenance within our portfolio. Mechanical condition reports incorporate detailed vibration analysis to identify imbalance, bearing wear, or alignment issues. Thermographic surveys are performed across mechanical and electrical systems to identify thermal anomalies before they escalate into failures.

Ultrasonic testing allows early detection of leaks, friction, and electrical discharge across a variety of plant, while partial discharge monitoring is undertaken on switchgear and high-voltage assets to assess insulation health and prevent critical faults. Using Fluke PQA equipment, we carry out load and power quality analysis to detect harmonics, voltage fluctuations, and other electrical issues. Combined with real-time fault detection tools, this enables us to deliver a proactive maintenance approach that significantly improves asset longevity and reduces downtime.

Condition-Based-Monitoring

HV/LV Electrical Maintenance

As an in-house specialist electrical provider, we deliver comprehensive high-voltage and low-voltage maintenance designed to ensure system safety, resilience, and compliance. Our engineers conduct primary and secondary injection testing of protection systems, as well as low-ohm and insulation-resistance testing to confirm installation integrity. Battery systems are routinely tested and reported on, and we maintain power factor correction equipment to ensure electrical efficiency.

The team performs circuit breaker servicing and replacement, transformer maintenance, HV switchgear inspections and upgrades, and full functional testing of emergency and life-safety power systems. We provide generator control troubleshooting, undertake electrical retrofit projects, and design and implement protection scheme upgrades. Between 2024 and 2025, our engineers successfully completed more than 50 HV/LV shutdowns in-house, a testament to our capability in delivering high-risk electrical operations safely and efficiently.

Senior Authorised Personnel (SAP) Services

Our in-house Senior Authorised Personnel manage and execute complex HV and LV operations across critical environments. They oversee electrical isolations and shutdowns, ensuring all power sources within the building are correctly identified, managed, and documented as part of a rigorous safe-system-of-work process. This includes the supervision of live working activities, such as UPS battery systems operating above 120V DC, where strict safety controls are essential.

SAPs create and review safety documentation, audit compliance with electrical safety rules, and manage the training and competency of high- and low-voltage Authorised Persons. They undertake substation inspections, apply Electrical Safety Rules (ESR), and carry out partial discharge surveys using specialist equipment such as the IPEC ASM-P and UltraTEV Plus 2. In addition, they provide rapid emergency response capability and manage temporary power installations to ensure business continuity during planned or reactive works.
