Scope of works
The onsite team delivers a comprehensive M&E service across all landlord and tenant systems, including:
- HVAC Systems: Planned maintenance of boilers, chillers, air handling units, and fan coil units
- Electrical Infrastructure: Management of HV and LV distribution, switchgear, and rising busbars, supported by dual HV ring mains
- Fire Safety Systems: Maintenance and testing of fire alarms and smoke control systems
- Water Hygiene: Management of both closed and domestic water systems
- Building Management System: Ongoing optimisation, energy monitoring, and real-time performance management
- Subcontractor Management: Coordination and oversight of all specialist service providers

The site team maintains exceptional presentation standards throughout, including plant areas, which is particularly important given the building’s public-facing nature and frequent events programme.
Recent & Ongoing Challenges
The installation of a PAVA isolation panel presented a significant operational challenge due to the varying working hours of tenants and neighbouring occupiers. Through careful coordination, a solution was implemented that now allows live testing to be carried out outside of restricted noisy working periods, which are limited to Saturday mornings.
More broadly, restricted working hours continue to present an ongoing challenge. Intrusive maintenance can only be undertaken between 01:00 and 06:00, requiring meticulous planning and close coordination to ensure all essential works are completed without impacting building users. The complexity of the site, with its combination of public spaces, events, and commercial tenants, adds further pressure to deliver works efficiently within these narrow windows.
Sustainability & Energy Initiatives
Energy efficiency has been a key focus across the site. The recent BMS upgrade has enabled more effective monitoring and control of energy usage, while the transition to LED lighting has delivered measurable reductions in consumption. Together, these initiatives support both cost efficiency and broader sustainability goals.
