Building Overview
The building takes its name from its 2,000 blue aluminium fins, which shade the façade and help regulate internal temperatures, improving overall energy efficiency. A full-height central atrium creates a striking internal environment, while a terrace and bar area offers panoramic views across the city skyline, enhancing the occupier experience.
Team & Operational Excellence
A key strength of the building lies in its experienced and stable onsite team, with the majority of personnel having been in place since 2016. This continuity has been instrumental in maintaining high standards of service delivery and building performance.
The M&E operation is supported by a dedicated structure of three supervisors, two focused on landlord services and one on demised areas. This approach ensures that all nine demised service agreements are delivered effectively, without impacting critical landlord systems or resilience infrastructure.
Key Achievements
Jaguar has provided a dedicated, continuously staffed team of 11 engineers since April 2019. The team manages the full scope of M&E operations across the building, ensuring all systems perform seamlessly day and night.
Our responsibilities include managing and maintaining:
- Zero major compliance failures over seven years of continuous service
- Successful delivery of multiple complex upgrade projects with no disruption to occupiers
- Long-standing, highly experienced onsite team driving consistency and performance
Technology & Infrastructure Upgrades
A wide range of enhancements have been implemented to modernise systems and improve performance, including:
- Building Management System modernisation, including IAQ sensors and boiler optimisation
- Air Handling Unit decarbonisation project
- PLC and generator controller replacements
- Full LED retrofit across the building
- Grey and rainwater harvesting systems
- Fire system upgrades, including fire phones, disabled refuge systems, fire alarm panels, and VESDA (VAPA) systems
- Full smoke damper system upgrade, delivered in phases over three years
- Upgrade of resilient services systems, including a 400KVA UPS
All works were carefully planned and executed within a live environment, ensuring zero disruption to building operations.
Technical Challenges
The building has presented several complex technical challenges, all successfully managed through strong collaboration and planning:
SF6 Gas Leak (2021) – A leak was identified within the HV switchboard, requiring careful monitoring, specialist engagement, and detailed planning. The repair was completed with zero disruption to occupiers.
Generator & PLC Upgrade (2023) – The replacement of obsolete PLC systems and four generator controller panels was delivered in a fully occupied building, while maintaining full generator coverage throughout the works.
Recent & Ongoing Challenges
In 2020, a manufacturer safety bulletin from Carrier impacted the landlord chillers, requiring extensive NDT testing and the treatment or replacement of oil separator vessels. This complex programme demanded significant mechanical expertise and project management.
The team has also managed ongoing challenges following the handover of newly fitted end-of-trip facilities, ensuring issues were resolved efficiently while maintaining service continuity.
Sustainability & Energy Initiatives
A number of targeted initiatives have been implemented to improve energy efficiency and reduce environmental impact, including:
- Boiler optimisation to improve operational efficiency
- AHU decarbonisation project
- Full LED lighting upgrade, including the installation of microwave sensors in stairwells and back-of-house areas
