Building Overview
Triptych Bankside is a high-profile mixed-use development comprising both commercial office space and premium residential accommodation.
The estate is formed of two distinct buildings:
- Commercial Building: Two basement levels, ground floor reception and retail, nine floors of office space, and a roof plant area housing AHUs, chillers, and CHW pumps
- Residential Building: Two towers connected via a concierge space at ground level, with associated retail units
This complex environment requires a coordinated and responsive M&E strategy to support both business operations and residential living.
Scope of Works
We deliver a fully integrated maintenance solution across both buildings, ensuring reliability, compliance, and minimal disruption to occupiers, including:
- Planned preventative maintenance across all HVAC systems
- Reactive maintenance to support day-to-day operations
- Testing and maintenance of fire alarm and life safety systems
- In-house maintenance of low voltage electrical distribution systems
- Management of specialist subcontractors across all disciplines
All electrical shutdowns are carefully planned and delivered in collaboration with our technical team, with residential works scheduled during normal working hours to minimise impact on residents.
Challenges
Shortly after mobilisation, issues were identified within the Low Temperature Hot Water (LTHW) system in the commercial building.
The system showed clear signs of deterioration, with poor water quality and unexplained losses requiring frequent freshwater top-up, a risk to both system efficiency and long-term asset condition.
Our Solution
Working closely with our specialists, we carried out a structured and data-led investigation into the LTHW system. This included installing a water meter on the make-up supply to monitor losses in real time, alongside a detailed review of historical water treatment records and sampling trends. By analysing on-site meter readings and carrying out pressure testing across the calorifiers, we were able to build a clear picture of system performance.
This approach allowed us to accurately identify the root cause, an internal leak within one of the calorifiers, which was significantly affecting both water quality and overall system efficiency.
By resolving the issue, we restored the integrity of the system and significantly improved water quality, helping to protect the long-term condition of the LTHW network. The reduction in water loss also lowered unnecessary consumption and associated costs, while improving the overall reliability and efficiency of the building’s heating systems.
Additional Value Delivered
Alongside resolving system issues, we also addressed a long-standing challenge around tenant energy billing within the commercial building. Previously, a number of meters were not correctly communicating with the BMS, impacting billing accuracy and visibility.
Following a detailed survey and close collaboration with our energy specialists, faulty meters were identified, replaced, and fully recommissioned. As a result, all systems are now fully integrated with the BMS, enabling accurate tenant billing, improved transparency for the client, and enhanced energy monitoring across the building.
