Building Overview

The Heron stands as one of London’s most prestigious residential landmarks: a 36-storey architectural icon combining luxury living, cultural performance spaces, and complex mixed-use operations under a single roof. Located on Moor Lane in the heart of the City, the building accommodates a unique blend of high-end amenities, specialist facilities, and public-facing performance environments, all underpinned by highly resilient engineering systems.

With 285 premium apartments, a private residents’ club, a state-of-the-art gym, extensive back-of-house areas, and the renowned Guildhall School of Music and Drama integrated into the lower floors, The Heron represents one of the most operationally intricate residential towers in the capital. The building culminates at the 36th floor with a critical roof plant level that not only supports the tower’s mechanical services but also offers panoramic views of London, stretching from St Paul’s Cathedral to the London Eye.

Jaguar has proudly supported The Heron since October 2013, establishing a long-standing partnership built on trust, technical expertise, and consistently reliable service. Most recently, this collaboration was resecured for a further three-year term commencing January 2026, reflecting our customers confidence in Jaguar’s ability to deliver excellence across this complex, high-profile building.

Scope of works

Multi-site M&E operations supporting a mixed-use, high-end residential and cultural environment.

Our Role

Jaguar provides a dedicated, continuous engineering presence on site through a specialist four-engineer team. Operating within a live, high-density vertical community, the team manages the full scope of M&E operations across the tower, ensuring all systems perform seamlessly day and night.

Our responsibilities include managing and maintaining:

  • Complex HVAC systems serving both residential and high-occupancy cultural facilities.
  • Specialist ventilation and acoustically-sensitive air handling for performance, rehearsal, and teaching spaces.
  • High-integrity electrical infrastructure, including backup systems supporting essential building services.
  • Life safety systems such as fire alarms, suppression systems, and smoke control equipment.
  • Water hygiene and pressure systems critical for resident comfort and building compliance.
  • Building fabric, plant, and equipment across the entire 112,000 m² footprint.

We also work closely with the building’s onsite management team and Rendall & Rittner to support day-to-day operations, resident liaison, and rapid-response troubleshooting, often delivering solutions within moments to minimise disruption in a 24/7 living environment.

  • Fast, effective incident response ensuring uninterrupted comfort for residents and seamless operation for cultural tenants
  • Energy and operational efficiencies achieved through targeted engineering interventions
  • Enhanced collaboration with building management and stakeholders, ensuring the smooth running of a complex, mixed-use environment.

The Heron remains a flagship example of how intelligent engineering, skilled onsite teams, and strong client collaboration can deliver exceptional service in one of London’s most sophisticated residential developments.
